What it is
Jones is an insurance compliance platform "for commercial real estate and construction." Property owners and general contractors use it to "collect, verify, and approve COIs and other insurance documents." For vendors and subcontractors, Jones is mostly something you respond to rather than join. Jones says it lets vendors "submit their updated COIs through low-friction, no-login links."

Have this ready
- Your current certificate of insurance (COI)
- Your insurance agent's contact info, since many fixes have to come from the agent
- The requesting company's insurance requirements. Jones' guide for vendors lists items clients commonly ask to see, including additional insured status by endorsement, waiver of subrogation, primary and noncontributory wording, required limits, and notice of cancellation. Your client's contract decides which ones apply.
Steps
- Watch for an email from the property owner or GC asking for your COI through Jones.
- Open the no-login upload link and upload your current COI and any endorsements requested.
- Jones checks the documents against that client's requirements.
- If something doesn't comply, the client can send a "Gaps Email" requesting an updated COI. Jones says it comes with a "detailed explanation of gaps," and its "Vendor Report" shows "the exact coverage gap that caused non-compliance."
- Forward the gap explanation to your insurance agent. Upload the corrected COI through the link.
- At renewal time, expect a new request. Jones says it automates "COI collection, verification, and renewals."

Watch out for
- Endorsements, not just certificate wording. Jones' vendor guide describes additional insured status as "granted by endorsement." If your client's contract calls for endorsement pages, ask your agent for them.
- Exact names matter. Get the precise "additional insured" names from the requesting company and give them to your agent word for word.
- Gaps keep you flagged. Until the gap is fixed, the client's Jones report keeps showing you as non-compliant. Read the gap explanation closely before you resubmit.
- Check that the request is real. If you're unsure about a request, confirm with your contact at the property or GC before uploading.
