What to spell out in a roofing bid request

Most bad bids come from vague requests: contractors guess, price in extra risk, or leave things out. Usually sent by property managers, facility owners, HOAs and general contractors, a good roofing request covers:

  • Roof type and approximate size (squares or square feet)
  • Replace, re-cover, restore or repair (tear-off and disposal included?)
  • Membrane or shingle type, thickness and manufacturer warranty required

What's the difference between an RFP, RFQ and ITB?

A request for quotes (RFQ) asks for price on a clearly defined job. An invitation to bid (ITB) is the formal version, usually lowest qualified price wins. A request for proposals (RFP) asks bidders to propose how they'd do the work, and you choose on value, not just price. This template works as an RFQ or a simple RFP.

How many bids should I get?

Three or more is typical. Fewer than three makes it hard to tell if a price is fair.
